Parking Garage Sandblasting

Structural steel blast prep for parking decks — road salt corrosion, night scheduling, and coating-ready surfaces.

Parking structure steel corrodes fast — road salt is the reason

Parking garages in Michigan deal with road salt year-round. Vehicles carry chloride-laden slush onto the decks, it drains down through expansion joints and concrete cracks, and it attacks structural steel from above and below. Deck drain supports, floor beams, columns, and connection hardware in parking structures corrode faster than almost any other building steel — because they're continuously exposed to one of the most corrosive environments a structural system encounters.

Blasting Jack provides blast prep for parking garage structural steel throughout Southeast Michigan. We work around occupancy — nights and weekends when traffic is low, or sections closed for maintenance — to minimize disruption to the facility. The blast work strips failing coating and corrosion products to bare metal so new protective systems can bond properly and deliver their full service life.

Dust management matters in occupied structures. We use containment barriers and vapor blasting where dust needs to be kept out of occupied areas or vehicle traffic lanes. The goal is to get the steel prepped without turning the garage into a dust problem for tenants, customers, or neighboring businesses.

Common blast applications

  • Floor beams and structural framing under parking decks
  • Columns and connection hardware at all levels
  • Deck drain frames and supports
  • Stairwell structural steel and handrails
  • Expansion joint hardware and embedded steel
  • Exterior architectural steel and facades

Parking garage blasting applications

Structural Steel Under Deck Slabs

The steel directly below parking decks takes the worst of it — chloride-laden drainage saturates these members constantly. Full blast prep removes all corrosion and old coating so new systems can be applied with proper adhesion.

Columns and Connection Hardware

Columns at grade and below grade in parking structures accumulate chloride corrosion at the base. Connection hardware — bolts, plates, bracket assemblies — corrodes at joints. Blasting gets into the geometry.

Night and Weekend Scheduling

Parking garages don't close for maintenance. We schedule blast work during off-peak hours — nights, weekends, or low-occupancy periods — with section closures managed by the property team. Production continues on occupied levels.

Vapor Blasting Near Occupied Areas

For levels adjacent to occupied spaces or where dust migration is a concern, vapor/dustless blasting suppresses airborne particles at the nozzle. Same surface profile, dramatically less dust.

Stairwells and Vertical Elements

Stairwell structural steel, intermediate landings, and vertical framing in parking structures corrode from moisture and salt. We blast stairwell steel ahead of coating or galvanized repair.

Pre-Coating Restoration Projects

Full parking structure recoating projects require blast prep on all structural steel before the coating contractor applies new protective systems. We coordinate with the coating crew on sequencing and timing.

Frequently Asked Questions

Can you work in a parking garage while it's open to traffic?

Yes, with section closures. We work in the closed section while the rest of the facility remains open. Nights and weekends are the most common schedule for occupied parking structures. We coordinate access and section closures with the property manager or GC.

How do you manage dust in a parking garage?

Containment barriers isolate the work area. For areas near occupied spaces or where dust migration is a concern, we use vapor/dustless blasting to suppress airborne particles at the nozzle. For mechanical ventilation coordination in enclosed structures, we work with the GC or facilities team.

What surface prep standard is required for parking structure steel?

Most parking structure coating systems require SSPC-SP6 commercial blast at minimum. High-performance coating systems used in severe chloride environments typically call for SP10 near-white metal. We deliver what the coating spec requires.

Can you work on a parking garage that's actively being used?

Yes — that's the typical scenario. Parking structures don't close for steel maintenance. We section off the work area, maintain safe clearances for any traffic in adjacent sections, and schedule intensive work during off-peak hours.
